Out of state real estate investor? First time investor? Seasoned veteran? Each one of these investor types still has to deal with the most basic law of real estate investing: Location, Location, Location!
What location is going to appreciate the most? What location has the highest percentage of renters (in order to rent my property the fastest)? Rents and best rental locations are in a constant flux, especially in the Arizona market. If you have a real estate agent you know well, has their own investment properties, and keeps tabs on all areas, then you are in good shape. But one often overlooked resource is your property management professional.
Property management companies arguably have the most complete information on rental locations, but are often not consulted until after the purchase of a property. What makes sense? Consult a property management professional prior to any investment purchase, to see what rental rates my be commanded as well as the amounts of rental traffic in that area in a given period of time.
Property prices in Arizona are now generally back to 2002 levels. Get the data from the source (property management companies) and happy real estate investing!!
